Stage: Construction
Project description
This 20-unit infill apartment project includes a mix of bachelor, one-bedroom, and two-bedroom suites, thoughtfully designed to maximize livable space on a constrained urban lot. Several units are fully accessible, supporting inclusive and adaptable living.
Originally conceptualized by Miroca Design, the project was taken forward by our architect, Marco Ianni, also Principal of m.i.a. Ltd., who led the design development and permit documentation phases. Marco introduced several refinements to enhance aesthetics, including the distinctive use of corten steel trim around the roofline—a bold material choice that naturally weathers over time to a rich, earthy patina.
All materials used in the project are Canadian-made, including high-quality stone and aluminum, reflecting a commitment to local sourcing and durability. The design leverages the full buildable footprint of the site, offering a smart, sustainable solution to urban density.
This project exemplifies our team’s ability to take on evolving designs, enhance them with practical creativity, and deliver architecture that reflects both context and craft.
The building is currently under construction on Cambridge Street in Ottawa.
